The Realtor® Pledge

I will donate a percentage of my commissions at close of escrow to affordable housing (100% tax-deductible).

I will encourage other Realtors® and/or Brokers to take this pledge and, if I am part of a larger firm, I will propose this as a companywide initiative.

I will educate my clients about the economic and cultural imperative of resolving our housing crisis, speak to them about donating, and suggest they speak to their accountants about the tax benefits.

Find us leads

PAL currently has active projects on Kauaʻi, but our goal is to expand to all of the islands. If you are very passionate about this work, help our team identify properties that may be good candidates for development. Some of the characteristics of a suitable property, in order of value are:

  1. Zoned multi-family

  2. Subdivided or CPR’d

  3. Reasonably priced based on current market

  4. Near infrastructure

  5. Seller willing to support the project by offering owner financing or accepting a lower purchase price and taking a substantial write-off by donating a portion of the profits through a Bargain Purchase Transaction.

PAL Hawaiʻi was born out of the real estate company Emerald Isle Properties, where two of our founders, Broker Jim Edmonds and Realtor® Taylor Kaluahine Lani, first put their heads together to figure out how to help local families. As Realtors®, they realized that they had the knowledge and connections to make a difference for housing on their island. Broker Jim Edmonds was recognized with the 2022 Good Neighbor Award for his work on affordable housing through PAL. He won a $10k donation for PAL, received national media coverage, was featured in the Realtor® magazine, spoke at the Realtor® Conference in Orlando, and was gifted a mural dedicated to the community.
